The potential risks are varied but, for example, The Countryside and Rights of Way Act 2000 gives the “freedom to roam” or “right to roam” on some privately owned land. It is this legal right to access that means walkers, hikers, ramblers or other members of public may enter your land and slip, trip or fall and then seek compensation from the land owner for their injuries. Even if your land does not have a public right of access, you could still be liable for compensation for any injury sustained. Third party property damage is another example of a risk you may face as a landowner. A branch falling off a tree on your land could collide with someone’s house or a vehicle underneath.

What cover can you provide?

The main cover provided is public liability cover which will insure the land owner(s) for any third-party injury caused by the land. On top of this, cover is also available for public access, employers liability, legal expenses and material damage (such as street lights, walls, fences and incidental buildings). As we provide a specialist scheme, in most cases this cover is included in the standard policy at no extra charge.

Do you allow special features on the land?

We can allow many different types of feature on your plot of land such as children’s playground equipment, non-residential buildings, automatic gates and barriers and even watercourses such as rivers, lakes and streams.
